I'm always pleased with Michael's assistance with my property management. Michael is not only very efficient to find tenants but also cautious about checking the potential tenant's quilification to protect landlord's interest. He has given me very professional and valuable advice and explanation of his concerns to let me make a right decision. Whenever there is an issue he always attends to it promptly and professionally. For example, the air conditioning in one of my properties was out of order but due to its awkward location and small repair panel hole, Michael had to get quotes and arrange access for different tradesmen to cut a bigger hole, fix the air con controller, replace the repair panel, gyprock, painting, etc. He has done all these works very well and I really appreciate what he has done for me and the tenant.I must say Michael does care about his client's interest and do his job seriously and excellently.
Michael Lowdon has been a great property manager throughout our tenancy with Ray White. He was always readily available and responded quickly to any needs that arose. His friendly manner and understanding made him a pleasure to deal with. Thanks Michael!
My first encounter with Michael Lowdon was during the apartment inspection in the city area that I was interested in.In that 15-30 minutes inspection time, not many questions did I ask, apart from the standard basic questions, as other potential buyers were also inspecting and I myself were busy checking the physical condition of the unit.I had done a bit of research about the general market, and on the next business day I made a phone call to highlight my interest in the property. Well, the main discussion was about the price, and we had a series of phone calls as the vendors was adamant of their asking price and I was trying to negotiate for a better price. Things went to a point where (after Michael went back and forth between the vendor and me to try to explain the background and price justification and try to find a common ground) the price difference narrowed down to an agreed price. Well, to be honest, from the price point of view I did not get the best bargain of the year, but given the market condition, I had to be realistic. Anyway I was happy with the location, the high floor and the unit's aspect. I think the price that was agreed was a reasonable and realistic one.In terms of arranging to meet for the initial downpayment and contract exchange, Michael was very accomodating and was willing to walk all the way from City North to City South (where I worked) for meeting up.No issue with the exchange and the settlement, and during these process Michael made me comfortable with the transactions and open and honest in answering my questions.I also asked Michael if he could find a tenant to occupy straight after the settlement, and he happily did the search and secured a tenancy to start within a few days after the settlement! Well, I am glad that rental money can arrive soon after the unit changed hand. But the challenge now was how to clean , re-paint, and install a washing machine & dryer in a few days time? For this Michael came to the rescue. Actually Michael managed to get permission from the owners (who had moved interstate) for an early access to the apartment, so carpet fitting and painting can be done earlier. As I was not familiar with finding a reliable local trader in the city area, Michael arranged a reliable painter that he knew and did not charge an arm and a leg for a short notice schedule (actually I had trouble finding painters as those that I contacted said they were busy and may not be able to make it given the short notice). As for the touching up effort requested by the incoming tenant, I received good advice from Michael on what essential things that needed to be touched up (like wall and door painting, some basic re-carpeting) that will meet the tenant's expectation. There were many questions I asked Michael during the touching up process, and Michael happily answered my questions and gave me practical tips. Dealing with Michael gave me comfort from the start and piece of mind that he will look after the tenant well.It has been more than two years since Michael was managing the rented property, and I am very happy with his professionalism and capability in acting as a smooth conduit between the tenants and me. He is very attentive to the tenants and quick to arrange things to get things done quickly and on time. In his overall role as as a sales agent and rental agent, he is a very good communicator and listener, and help both parties to achieve a reasonable outcome. From what I see, he really looks after both sides of the party : the vendor and the buyer in the sales and the landlord and tenant in the renting. For any future sales or renting opportunities, Michael would be my first pick.
Michael Lowden has been working for me in a property management role for the past four years. I have found him to be to be excellent: always professional, responsive, honest and diligent. A decent, worthy man who I am very pleased to have assisting me in the management of my property.Elizabeth
Their records speak for themselves. They will sweet-talk a vendor by falsely raising a vendor's hopes and then trying unsuccessfully to sell at an unrealistic and inflated price! Examples abound. Just to cite a few examples: Quay West Sub-Penthouse, Four Seasons Penthouse, Tri-Level Stamford Residence. Michael is a snake-oil salesman of the first order, and should be shunned and avoided.
