Lieu Mai (General Manager Property Management of Greenclif), demanded that I give access to my rented apartment within 48 hours, declaring that our lease agreement obligated me to do so. Our lease agreement actually states 7 days written notice - which means she either deliberately LIED about or is UNFAMILIAR with their agreements. As I am away overseas, I asked that we follow the 7 days as per the agreement. Lieu Mai then described me as being "difficult" and immediately accused me of SUBLETTING. I'm paying $44,200 per year ($850 per week) for a 1 bedroom apartment and this is the level of professionalism I'm being treated with.
I don't even know where to begin. I feel a bit bad for giving this a one star as when I first rented the apartment in Central Park with Greencliff, the agent who assisted me with the viewing and signing of contract, Nathan, he was nothing but wonderful. However, throughout the one year and four months of leasing, some issued occurred and needless to say, they were unpleasant. The property manager, Michael Liao, is irresponsible, incompetent and simply unprofessional. We had a problem with the bedroom door. When it was summer time, the wooden door expanded - leading to improper fitting within the door frame. He came and took a look and the advise he gave was, "don't close the bedroom door from now on." I'm sorry, what? Is that the best solution you can give to a tenant? How convenient. If I was the landlord for this apartment, I can't imagine being satisfied with leaving the condition unresolved. Anyways, I never heard back from him again regarding this problem. On a different occasion, I received an email from Michael Liao regarding an "overdue" rent payment for that month, when in fact, it was NOT overdue. A piece of advice, before accusing a tenant of not paying the rent on time, it might be a better idea to check your tone AND the detail before sending out a nasty email, of which his choice of words were: "According to our records, you are currently paid 10 13/06/18 with $0.00 in hand. Failure to pay may result in your tenancy being terminated by the landlord." etc. And in response, "Hi, actually the due date is on the 14th so I am on time. The payment will be sent at the latest tonight." Moving forward, one day I received a text message from him regarding the landlord wanting to send someone in for evaluation of depreciation of the property. It may have been just a text message, but the way I perceived it, it came across more so like a rude threat than a request (the text said: Please do get back to us ASAP, if not, we will ask the locksmith to open the door and it will be charged on your cost"). That is absolutely no way of speaking to people. Everything I have mentioned above I could have overlooked it and regarded it as ignorant, impudent behavior, but what I actually felt the most baffled about, is the process of getting my bond money back. I moved out in early November 2018, I have ONLY just received my bond money back TODAY (practically close to three months later). I would like to think that I left the apartment in the same condition to when I first moved into it, so there should not have been a hold up in releasing my bond. When I first messaged him, asking for an estimated time of when I might receive the bond back, he asked if I had returned all the keys, in which I had. From that point onwards, I. Never. Heard. From. Him. Again. He never picked up my calls, never returned my calls nor responded to my emails. I had to email another property manager, Raymond, multiple times. I honestly had never felt so awful for bothering someone this many times but I just couldn't seem to get a straightforward answer from them. Overall, quite a frustrating affair dealing with a rental agent who possesses zero professional courtesy. But everything mentioned is just my own personal experience and contempt towards Greencliff and him.

If you want an agent that makes a silly avoidable mistake, ladies and gents, here is your agent then. I had a buyer for my property that pulled out before the cooling period. You would think that I should receive the 0.25% penalty from the buyer, but no, the agent made a silly avoidable error by not attaching s146 when contracts were exchanged, which was provided by my solicitor months in advance. When I tried asking the agent to compensate (almost $2k), they put the blame on my solicitor for not checking all contractual paperwork the day after the exchange was made. Solicitors have a ton of other tasks, they wouldn't spend time checking again to ensure buyer's solicitor have everything necessary, assuming the agent has done the right things with all contractual paperwork for exchange. So you can tell I have had one HELL of an experience with this agent. If you want an agent that doesn't take responsibility, then sign up with Greencliff.
